The "Tila" housing block is a pilot project for neo-loft apartments in Helsinki. The 6-story project is comprised of 39 units ranging in base floor areas of 50 square meters to 102 square meters. The concept is based on an open construction system, allowing individual unit owners the opportunity to build out the interior volume of their apartment on their own. The“shell building” was completed in 2009, which was followed by the owner-initiated construction until early 2011. The concept was developed by the architect collaborating with the authorities.

The unit ceiling height of 5 meters allows for the substantial increase of the base areas with the building of loft/second floor levels within the unit. Upon purchase, the only permanent built-in room elements are the bathrooms. The outlets for the kitchen fittings are located on the main room side of the bathroom module, which allows for different kitchen layouts.Every dwelling unit has a full height and width window wall opening on to a private balcony. The top floor includes units with a private terrace, and a community room with sauna. On the ground floor level there are studios which are connected to the first floor units. The ground floor includes also storage rooms for each unit, laundry and trash room.
The architectural form is distinguished by openair access balconies, a rational and pointedly-visible structural frame and exterior shafts for linking building services. The top floor and redbrick facade keep the building in harmony with the neighborhood plan. The Tila housing block is situated in Arabianranta, a new housing area in a design district of northern Helsinki. Pieces of art are placed in every block of flats: in the case of Tila the guardrail lighting along the exterior corridor was designed by artists to follow the movement of people across the space.□
