基地現(xiàn)存數(shù)十座建于1980年代早期的廠房、倉庫和宿舍樓。2003年啟動的一期改造規(guī)劃采用了置換與填充的思路，改造可利用的結(jié)構(gòu)，創(chuàng)造一系列相互貫通的公共空間和設(shè)施。在廠房中加入新藝術(shù)中心，讓廠區(qū)逐漸被畫廊、書店、咖啡廳、酒吧、工作室和設(shè)計商店填滿。通過這種拒絕一次性設(shè)計和開發(fā)的模式，讓時間積淀出社區(qū)的厚度和底蘊。都市實踐的總體控制與具體使用者個性發(fā)揮的互動十分符合創(chuàng)意產(chǎn)業(yè)的特點。二期設(shè)計在整體上控制宏觀形象，合理分區(qū)，以促進不同類型的創(chuàng)意機構(gòu)進行交流為目的，利用連廊系統(tǒng)將公共功能進行混合和疊加，鼓勵跨領(lǐng)域、跨行業(yè)的對話和思想碰撞，使社區(qū)成為凝聚藝術(shù)和設(shè)計創(chuàng)造力的基地。

The site was originally full of factories, dormitories, and warehouses constructed in the early 1980s. Phase one of this renovation project launched in 2003 and adopted an adaptive re-use and infll strategy to redevelop available structures and create a series of interconnected public spaces and amenities. A new art center introduced inside one of the old warehouses, gradually filled the surrounding site with galleries, bookshops, cafes, bars, ateliers and design shops. Rejecting a monolithic one-time design or development model, meant the community history and culture was allowed to continue growing and accumulating. URBANUS’ overall control of the design balanced the identities of individual users and mirrored the features of the creative industry. Continuing with the established image, the phase two of the renovation aimed to boost communication among different creative institutions by providing proper zoning and creating a linkage system that blended and stacked different public programs. The design encouraged cross-disciplinary, crossindustrial dialogues and exchange of inspirations, transforming the neighborhood into a concentrated creative base where art and design could fourish.
